What Downsizers Are Looking For in Lexington

Single-level living. Stairs become less appealing over time and a lot of downsizers want everything on one floor. Ranch-style homes and single-story condos are in high demand in Lexington for exactly this reason.

Low maintenance. Many downsizers are ready to let go of the yard, the exterior upkeep, and the ongoing maintenance of an older home. Condos, townhomes, and newer construction homes with smaller lots are very attractive for this reason.

Location. A lot of empty nesters want to be closer to the things they enjoy: walkable restaurants and shops, proximity to family, or a quieter neighborhood that suits this stage of life better than a family-focused suburb.

Quality over quantity. The next home doesn't need to be big. It does need to feel right, be well-finished, and fit the lifestyle you want going forward.


Where Downsizers Are Landing in Lexington

Downtown condos and townhomes are a popular choice for empty nesters who want walkability and a low-maintenance lifestyle. Being close to restaurants, arts, and events suits a lot of people at this stage of life very well.

Chevy Chase and Ashland Park attract downsizers who want neighborhood character and walkability without full urban density. Smaller well-maintained homes in these neighborhoods can be a great fit.

Newer single-story homes in Hamburg, Beaumont, or Hartland appeal to downsizers who want newer construction, low maintenance, and a comfortable suburban setting without a lot of upkeep.

Georgetown and surrounding areas are worth considering if a quieter pace and lower price point are priorities. A well-finished smaller home in Georgetown can free up significant equity compared to staying in a larger Lexington property.


The Process: Selling and Buying at the Same Time

One of the most common concerns I hear from downsizers is the logistics of selling a larger home while finding the right smaller one. It's a real consideration and it requires some planning, but it's very manageable with the right approach.

A few options worth knowing about:

Some sellers list their home, get it under contract, and negotiate a rent-back agreement that lets them stay in the home for a period after closing. This gives you time to find and close on the next property without a gap.

Some buyers find their next home first and use a bridge loan or home equity line to fund the purchase before the larger home sells. This approach requires more financial flexibility but eliminates the timing pressure.

Some sellers prefer to sell first, move into a short-term rental, and shop without the pressure of a deadline. This is the least efficient option financially but gives you the most flexibility in finding exactly what you want.
