How to Start Your Home Search in Lexington KY: A Step-by-Step Guide

Starting a home search is exciting. It's also overwhelming if you don't know where to begin, especially if you're buying in a city you're not fully familiar with yet.

I'm Blake Adams, a real estate agent with over 12 years of experience in Lexington and Georgetown, Kentucky. I walk buyers through this process regularly, including buyers who are relocating from out of state and searching before they've even visited. Here's exactly how to start and what to expect.


Step 1: Get Pre-Approved Before You Do Anything Else

This is the single most important first step and the one most buyers skip.

A pre-approval is not the same as a pre-qualification. A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval means a lender has actually reviewed your income, credit, and assets and given you a real number to work with.

Why does this matter? Because in Lexington's market, especially under $350,000, homes move fast. If you find a house you love and you're not pre-approved, you will likely lose it to a buyer who is. Sellers and their agents take pre-approved buyers seriously. They don't wait for buyers who are still figuring out their financing.

Getting pre-approved also clarifies your actual budget, which changes how you search. A lot of buyers think they know what they can afford and find out the number is different once a lender looks at the full picture.


Step 2: Get Clear on Your Priorities

Before you start scrolling listings, spend some time getting honest with yourself about what actually matters.

Some questions worth thinking through:

Do you want newer construction or do you love the character of an older home? These are genuinely different lifestyles and different maintenance realities.

How important is walkability? Some Lexington neighborhoods are very walkable. Others require a car for everything.

What are your school priorities? If you have kids or plan to, school zones should drive your neighborhood search, not the other way around.

How long is the commute you're willing to live with? If you're working in downtown Lexington, that's a different search than if you're working at Toyota in Georgetown or commuting to Frankfort.

What's your timeline? Are you flexible or do you need to be in a home by a specific date? This affects how aggressively you need to move when the right house comes up.

Getting clear on these things before you start touring saves a lot of time and prevents the frustration of falling in love with homes that don't actually fit your life.


Step 3: Work With a Local Agent Who Knows the Market

This one matters more than most buyers realize.

In Kentucky, working with a buyer's agent costs you nothing out of pocket. The seller pays the commission. So there is no financial reason to navigate this process alone, and plenty of reasons not to.

A good local agent does more than send you listings. They know which neighborhoods are appreciating, which subdivisions have HOA issues, which streets flood, and which listings are priced right versus overpriced. They know how to write an offer that gets accepted in a competitive situation. They know the inspectors, the lenders, the title companies that are reliable.

The difference between an average agent and a great one is real, especially in a market where timing matters.


Step 4: Start Touring With a Clear Framework

Once you're pre-approved and working with an agent, the touring phase begins. A few things to keep in mind:

Don't fall in love with staging. Furniture, paint colors, and decor are all temporary. Focus on the bones of the house: layout, natural light, ceiling height, storage, the condition of major systems like HVAC, roof, and plumbing.

Pay attention to the neighborhood as much as the house. Drive it at different times of day. Walk around the block. Check how close you are to roads, businesses, or anything that might affect how you feel living there day to day.

Take notes and photos at every home. After you tour several in a row, they start to blur together.

Trust your gut but verify with your head. If something feels off, ask about it. If you love a house, have it inspected before you fall all the way in.


Step 5: Make an Offer with Strategy

When you find the right home, your agent should help you craft an offer that's competitive without being reckless.

In Lexington's market right now, the strategy depends heavily on price range. Under $300,000, you may be competing with multiple offers and need to come in strong. In the $400,000 to $600,000 range, there's often more room to negotiate. In the luxury market above $700,000, each situation is unique.

Factors beyond price matter too. Your closing timeline, your down payment, whether you're waiving contingencies, and how clean your offer looks all affect how a seller perceives you.


Step 6: Navigate Inspection, Appraisal, and Closing

Once your offer is accepted, you're under contract but not finished. The inspection period is your opportunity to get a professional eyes-on assessment of the property. Based on what comes back, you can negotiate repairs, ask for a price reduction, or in some cases walk away.

The appraisal happens if you're financing the home. It confirms the home is worth what you're paying. If it comes in low, that's a negotiating point.

Closing typically takes 30 to 45 days from contract to keys. Your agent and lender will walk you through everything required in that window.
