For what you'd pay for a modest townhouse in Nashville or a starter home in Northern Virginia, you can own something genuinely spectacular here. Buyers relocating from larger metro areas consistently tell me the same thing when they start touring homes in the $500,000 to $1,000,000 range in Lexington: they can't believe what their money gets them.

At this price point in Lexington, you're looking at genuinely beautiful homes with real character.
In established neighborhoods like Chevy Chase, Ashland Park, or the Tates Creek corridor, $500,000 to $600,000 gets you a well-maintained home with 2,500 to 3,500 square feet, updated kitchens and bathrooms, good outdoor space, and the kind of street presence that makes you proud to pull into the driveway.
In newer suburban neighborhoods like Hamburg or Beaumont, the same budget gets you newer construction with open floor plans, higher ceilings, and modern finishes, often with more square footage than you'd find in a historic neighborhood.
This price range moves. Buyers who find a home they love at this level tend to move on it fairly quickly because well-priced inventory doesn't sit.
This is where Lexington's luxury market really starts to shine.
In this range you're looking at larger homes in prime locations, typically 3,500 to 5,000 square feet, with high-end finishes throughout. Think custom cabinetry, primary suites that feel like a retreat, gourmet kitchens, formal dining, dedicated office space, and outdoor entertaining areas.
Some of Lexington's most beautiful historic homes fall in this range, particularly in Ashland Park and the surrounding streets. You'll also find newer custom builds in established luxury subdivisions that offer a more modern aesthetic with the same level of quality.
Horse properties and acreage start becoming realistic at this price point too, especially if you're open to a short drive outside the city.
At this level in Central Kentucky, you're buying something exceptional.
Custom builds, premier locations, significant acreage or horse property, or the finest historic homes in the city. Homes at this price point in Lexington are finished and detailed at a level that competes with luxury markets in cities twice its size, at a fraction of what comparable properties cost elsewhere.
The pool of buyers is smaller at this level, which means the market moves differently. The right buyer for the right property takes more time to find, and sellers in this range typically work with agents who specialize in the luxury segment and know how to market to that specific audience.
A few things set Central Kentucky apart from other luxury markets.
The horse farm lifestyle is genuinely accessible here. If owning a property with land, a barn, and the ability to keep horses is a dream, Lexington and the surrounding counties make it a realistic one at a price point that would be impossible in comparable markets.
Historic character at a luxury level is rare in most cities. Lexington has it. Some of the homes in Chevy Chase and Ashland Park have architectural details you simply cannot replicate, and they sit in walkable, established neighborhoods that add to their value.
The value compared to peer cities is remarkable. Nashville, Columbus, Indianapolis, and Cincinnati all have luxury markets, but none of them offer what Lexington offers at the same price point. Buyers moving here from those cities frequently upgrade significantly without spending more than they planned.
The luxury market requires a different approach than the general market. Pricing strategy, marketing, professional photography, targeted outreach, and knowing the right buyers and agents in the space all matter more at this level.
